The pandemic has changed life in America in many ways for years to come, including the real estate market itself. Buyers have bid higher than the asking price while looking for homes that better suit their needs.

Between September 2019 and September 2020, homeowners accumulated a collective $1 trillion in additional home equity. Mortgage rates are at an all-time low. 55+ community homes and properties offering one-floor living or main floor master bedrooms are in very high demand.  

For a snapshot of these trends, take a look at the findings from the American Institute of Architects (AIA) Home Design Trends Survey. The quarterly AIA surveys provide a snapshot of residential trends that architects are seeing and measure whether a feature’s popularity rose or fell.

Some noteworthy trends include:

  • Due to pandemic, work-at-home situations, home offices, outdoor living spaces, and multi-function rooms, and flexible space all increased in popularity, according to the AIA’s research from the third quarter of 2020. 

  • Other wished-for features included mudrooms, au pair and in-law suites, larger kitchens, space for exercise and yoga, and sunrooms and three-season porches.

  • Among the increasingly popular features for accommodating multi-generational living were a first-floor primary bedroom, on-grade entry, and easy-to-use features like handles. 

  • When it comes to home exteriors, over 60 percent of respondents list low maintenance/durable exteriors as their most sought-after feature for the exterior of their homes.

  • The pandemic has forced many of us to rethink our hobbies and activities; respondents listed more recreational opportunities and walkable neighborhoods as a priority when searching for a neighborhood.
